Advertisment Description:  It Park is Located Near Vishrambag Railway station and Very Close to Sangli Miraj Highway in Sangli City. 1. Any person competent to contract under The Indian Contract Act is eligible to apply. 2. An Application must be made by filling the Form enclosed in brochure . 3. The application form duty filled in & signed, should be submitted along with the requisite Process Fee in the form of a Pay Order / Draft in favor of "Executive Engineer, MIDC, Dn. Sangli. Payable at Sangli. 4. An Application form will be liable to be rejected if : a) The Application form is not filled in correctly & completed in all respects. b) It is not signed. c) If the D.D. / P.O. towards process fee prescribed for the required premises is not enclosed. 5. An Application once made, shall remain valid for acceptance by MIDC for a period of three months from the date of submission of application & will not be allowed to be revoked of varied by the applicant during the said period 6. It is necessary for the applicant to inspect the declaration & to ascertain for & satisfy themselves the layout, location, area, dimensions & physical condition of the premises as also their rights, powers, duties & obligations as to use, occupation & disposal of the premises. No complaints whatsoever will be entertained after acceptance of the offer. 7. For inspecting any of the premises, Please contact Executive Engineer, MIDC, Udyog Bhawan, Sangli. 8. All offers to be applicants will be given strictly on the basis of "First Come First Serve". 9. All the premises will be allotted on the basis of 'Saleable Built - Up Area', which includes the built up area of the premises & the proportionate common area. 10. The possession of the premises will be given to the allot tee, only after the signed & execution of the prescribed Agreements. 11. Rs.24/- per sq. ft. of Saleable Built - up Area of the office will be Charged for Operation & Maintenance of common premises of the building, for the period of first 2 years. Thereafter a society of lessees of the offices will have to be formed. Deputy Engineer of the MIDC will be a non voting member of the society. Necessary technical guidance will be given by MIDC, if required by the society. Operation and Maintenance of the common premises will be looked after by the society as per the Apartment Owners Act of the Act applicable the society, by contributing the charges from the members / Lasses. If the society is formed earlier, then balance amount of service charges collected will be refunded to the society. 12. The allot tee shall obtain independently all permissions, sanctions or licenses necessary for the conduct of the business. No allot tee shall claim any consideration of concession from MIDC on the ground of having been unable to obtain the necessary permission, sanction or license for, the conduct of his business, within the stipulated period. 13. The area comes within the jurisdiction of the Sangli-Miraj-Kupwad Municipal Corporation. Municipal Taxes are liable to be paid by the allot tee at such rate (s) as may be determined by Sangli-Miraj-Kupwad Corporation, from time to time. 14. a) MIDC has made necessary arrangement to provide power from MSEB up to meter room on each floor. Prospective buyers will be required to pay Deposits & Charges in proportion of connected load. b) Telephone connection with ten pair outlets can available form BSNL., Prospective buyers will be required to pay Deposits & Charges. 15. The allot tee will also be required to pay : i) The Legal Charges for documentation. ii) The Registration & other Charges as applicable. 16. Usage of the premises shall be for the designed activities only. 17. The allot tee shall also abide by all regulations affecting the conduct of business as are made of amended from time to time by MIDC & / or the State Government / or Local Authority & / any other Competent Authority. 18. The allot tee shall not decorate the exterior portion of the premises or display any name board or advertisement unless the same is first approved in every respect by MIDC. The pathways, veranda in front of the premises shall be kept clean by the allot tee & free of encroachment / obstacles of whatsoever nature. 19. The allot tee may construct internal lightweight partition within the area allotted to them without disturbing & adversely affecting the various services including fire fighting, sewerage & water pipes etc. Adequate care is also required to be taken not to damage any of the structural elements & water proofing of the complex. Accordingly all allot tees will be required to submit plans for the construction of their partition or modifications to MIDC, giving the details of various services etc. & obtain permission before commencement of the work. 20. The allot tee shall agree & abide by the instruction given from time to time by the Planning Officer or the Manager (Town services) of the Chief Health Officers or any other person authorized in this behalf by MIDC regarding movement, storage of wares, so as to ensure that activities of the allot tee will not cause any nuisance of obstruction to other persons/ allot tees in any manner whatsoever. 21. The allot tee shall not be permitted to use the common area in the complex for conducting any trade. 22. Once the said premises are leased by MIDC to the allot tee by executing in their favor. the Lease Deed for 95 year's & getting it registered with Registrar MIDC at its discretion may permit the Lessee, to transfer by way of second sale the premises on payment of transfers shall abide themselves by the conditions & contracts contained in Agreement / Deed. 23. The offer to the applicant is based on the availability of space. In case, the required space in terms of area & location is not available as indicated in the application form, MIDC may allot another premises in consultation with the applicant. 24. If the allot tee does not abide by the terms given in the scheme leaflet he / they shall be liable for eviction. 25. In case of any dispute as regard interpretation of the terms & conditions of the scheme, etc. the final decision will rest with Chief Executive officer, MIDC, Mumbai. 26. MIDC reserves the right to amend, alter, modify or revoke any or all these conditions at any time at any time at its sole discretion.
