Suppose one invests Rs.2.00 lacs to buy a 200sq.yd. plot from the competitor @ Rs.1,000/Sq.yd. For the same Rs.2 lac one can buy approximately 364 sq.yds.@ Rs.550/Sq.yd. of this land bank. Let us assume four years later both plots are sold for Rs.2,000/Sq.yd.Your profit from competitor is Rs.(2,000-1,000)x 200 sq.yds= Rs.2.0lacs. The profit from the land bank is Rs.(2,000-500)x364 sq.yds.=Rs.5.46 lacs. Out of this investor get 80% & promoter gets 20%.
