Industrial Plot at Janta Industrial Estate, Sector 82, Sahibzada Ajit Singh Nagar (Mohali) on free-hold basis.With a view to generate gainful employment, to create an atmosphere conducive to boosting industrial growth and to make the State an investment-friendly destination, the Punjab Government has announced a liberal and progressive Industrial Policy, 2003. This policy envisages an Empowered Committee, headed by the Hon'ble Chief Minister, to consider granting of various incentives to “Mega Projects”, which bring in an investment of Rs. 100 crore plus, with a well-defined time-frame. Under the dynamic leadership of the Hon'ble Chief Minister this Empowered Committee has emerged as a potent catalyst that has galvanized high-quality investment into various sectors in the
State, cutting through the traditional and cumbersome procedural requirements of having to obtain independent approvals from a number of departments. Such approvals are now granted by the Empowered Committee, as a “Single Window” entity for the entrepreneurs. This Empowered Committee has been seen as the single biggest catalyst for the renewed investor interest in the Industrial Sector in the State.
We are pleased to announce that the Punjab Government under the aegis of the above mentioned Empowered Committee in its meeting held on 28th April, 2005, has formally and finally approved our Mega Project Park, with a special package of concessions, enabling the Promoter i.e. Janta Land Promoters Ltd. (JLPL) to implement this project in accordance with the Industrial Policy, 2003. Our project has two complementary strands, envisaging the setting up of two mixed-use Mega Industrial Parks in a total area of 500 Acres, at two different locations. One park, in an area of 300 Acres, is proposed to be set up at Mohali, with an investment of Rs. 264.80 Crore and the other in an area of 200 Acres in district Ludhiana, with an investment of Rs. 156.80 Crore, with a total investment of Rs. 421.60 Crore.
JLPL has now undertaken development of the Industrial Estate in the area earmarked as Sector 82, in S.A.S. Nagar (Mohali) Master Plan, wherein following major concessions are being extended to the allottees of the Industrial Plots, being a part of Mega Project.
A) 100% exemption from Stamp Duty and registration fee on first sale/transfer of built-up unit or land.
b) There shall also be no stamp duty on registration of lease instruments of the units located in the project area.
c) FAR (Floor-Area-Ratio) of 2 shall be allowed for industrial purposes.
d) Work contract tax on construction material required for the project shall be charged at minimum floor rate.
e) Connectivity to power, roads, accessibility, communication, civic and other infrastructure upto project site shall be provided by the State Government.
f) Exemption from the Electricity Duty (excluding cess) for 5 years shall be allowed from the date of release of connection by the P.S.E.B.
Janta Group of Companies has already obtained 12 licences for developing residential colonies at Ludhiana and Kharar, under the provisions of Punjab Apartment and Property Regulation Act, 1995, from the Chief Administrator, PUDA (Competent Authority) and about 102 Acres of Land has been developed under these licences and residents of these colonies are enjoying all the modern amenities of the day.
Now, the management of JLPL has decided to provide industrial plots to the general public, and to provide additional opportunity to the excluded sections of the society, reservation to different sections has also been provided.
